USC Keck Medicine Pasadena MOB Licensing Mods & Misc. Tenant Improvements

Shaffer Building Co. completed $520,000 of post-occupancy modifications and tenant improvements at the new USC Keck Medicine Pasadena MOB, delivering the work required to secure licensing in an occupied medical office building.

Within the 25,000 SF Ambulatory Surgical Center, Shaffer performed the modifications necessary to satisfy AAAHC licensing requirements: relocation of the med gas zone valve box; a new rated wall with egress doors at the elevator lobby; upgrade of the walls surrounding the Sterile Processing Department to 1-HR rated assemblies, including firestopping and new fire dampers at all duct penetrations; relocation of electrical circuits at the Equipment, Critical, and Life Safety panels; and the relocation and addition of fire alarm devices throughout.

Shaffer also supported the Pharmacy department with ductwork and equipment modifications required to achieve CDPH licensing.

Beyond the licensing work, Shaffer completed new roof access stairs, domestic water service at the parking garage lower levels, radiation monitors at multiple imaging suites, and eye wash modifications.
